Rather opt to rent if you are unsure
There has been a surge in the rental market due to economic uncertainty, financial pressure and an increase in the interest rate. Yet renting is a great way to see if an area is a good fit for your unique wants, needs and lifestyle.
If you are a first-time lessee the prospect of renting a property may seem daunting. Luckily the process is very straightforward.
Renting as an individual
If an individual * (natural person) is interested in renting a particular property, you will need to sign:
1. A document stating that you are aware of the Financial Intelligence Centre Act (FICA).
The following must be supplied in conjunction with your signature: Your Identity Document, proof of residence, proof of Income Tax number and if you are married, a Marriage Certificate or Ante-Nuptial Contract.
2. A document giving Property to Link consent in terms of the Protection of Personal Information Act (POPIA).
3. A Power of Attorney document giving Property to Link access to your personal credit record (in order for our team to do a credit check).
Additional documentation include:
4. Payslips for three consecutive months [not older than three months].
5. Bank statements for three consecutive months [not older than three months].
Your Property Professional will let you know if the application was successful within 48 hours.
Renting as a business owner
If you want to rent a property on behalf of a business, you will need to sign:
1. A document stating that you are aware of the Financial Intelligence Centre Act (FICA). The following must be supplied in conjunction with your signature: Company certificate, articles and memorandum of Incorporation, proof of the company's Income Tax number, proof of the company's VAT-registration number, proof of the company's physical address, a resolution and/or solvency letter.
From every director of the company, we will need: Their individual identity documents, individual proof of residencies (not older than three months) and proof of personal Income Tax number.
2. A document giving Property to Link consent in terms of the Protection of Personal Information Act (POPIA).
3. A Power of Attorney document giving Property to Link access to the organisation's credit record.
Additional documentation include:
4. The business's financials for six consecutive months.
5. Bank statements for six consecutive months.
6. Proof of directors or a resolution letter.
Your Property Professional will let you know if the application was successful within 48 hours.
Renting as a Closed Corporation (CC)
If you want to rent a property on behalf of a CC, you will need to sign:
1. A document stating that you are aware of FICA. The following must be supplied in conjunction with your signature: CC documents, proof of the CC's Income Tax number, proof of the CC's VAT-registration number, proof of the CC's physical address, a resolution and/or solvency letter.
From every member, we will need: Their individual identity documents, individual proof of residencies (not older than three months) and proof of personal Income Tax number.
2. A document giving Property to Link consent in terms of POPIA.
3. A Power of Attorney document giving Property to Link access to the organisation's credit record.
Additional documentation include:

5. Bank statements for six consecutive months.

Renting as a trust
If you want to rent a property on behalf of a trust, you will need to sign:
1. A document stating that you are aware of FICA. The following must be supplied in conjunction with your signature: Letter of Authority, Trust Deed, proof of the trust's Income Tax number, proof of the trust's VAT-registration number, proof of the trust's physical address, a resolution and/or solvency letter.
2. A document giving Property to Link consent in terms of POPIA.
3. A Power of Attorney document giving Property to Link access the organisation's credit record.
Additional documentation include:
4. The trust's financials for six consecutive months.
5. Bank statements for six consecutive months.
6. Proof of directors or a resolution letter.
