Open or sole mandates?
Question: Should sellers limit themselves to one realtor or the promise of exclusivity with regard to their properties?
Answer: Not necessarily, says Zani van Wyk, Principal of Property to Link.
She explains that a group platform offers real estate agents the opportunity to share listings with one another in order to sell properties in a more timely and efficient manner. "Teamwork will ensure a quick and effective sale."
By using a group or team listing method a potential seller also does not have to pay double commission.
Another benefit is that while a number of diverse agents is actively marketing your property, sellers will only be approached by one agent, i.e. the listing agent.
"Sellers will not have to deal with incompetent agents or exclusive mandates that were priced incorrectly resulting in prolonged and ineffective sales," advises Zani.
